What can the home owner who has to sell their house do?

We all know that beautiful photos make us look at a property on the internet. Therefore, it stands to reason to ensure your property is staged so well that it’s easy to take those fab photos. Having a video so that the potential buyer can take a stroll around your home is even better. This means that your home has to be picture perfect.
In my experience the majority of buyers want to move into a property that’s ‘key ready’. They are looking for a home for their family that will be comfortable, and more than likely, a step up on the market ladder than the house they are in now. In other words, they really don’t want to have to launch into major decorating or renovation projects. A small amount of work is acceptable, but what is the most enticing in a property is if they can simply move in and feel comfortable without too much effort.
Therefore, ensuring your property appeals to a wide market of buyers is crucial. I hear it all the time from sellers who say they want to keep their quirky style and eccentric furniture and layout. “But surely the buyer will see passed that!” they say.
I politely remind them that the likelihood of a couple coming into their home who have the exact same taste in décor as them, is highly unlikely, and that by continuing along this road they seriously limit their market. That pink bedroom and bright orange living room has to go! Then I remind them that they are in fact moving out of this house and that they can work their quirky magic on their new home!

My tips are - when potential buyers enter your home, they need to see a house they can picture themselves living in. Make it easy for them by ensuring that each room has its rightful identity. That each room is clutter free, clean and tidy and its décor is stylish.
This doesn’t mean you have to paint everywhere magnolia! It means that each room has a coordinated colour scheme that is dressed so well that it cries out to be enjoyed. It is also important that the décor of each room complements the rest of the house. So, don’t have an art deco style in one room, Victorian in another and a contemporary in another. This may sound obvious but believe me I have seen it all!
The flow of your home has to be stylish, easy and inviting.
